What happens before your build begins, the Patterson Construction prestart process explained
Building a home is one of the most significant things you'll ever do. And like most significant things, how it starts matters enormously. At Patterson Construction the prestart process isn't just administration, it's where trust is built, expectations are aligned, and your project gets the foundation it deserves. Here's exactly how it works.
It starts with a real conversation. The moment you get in touch, whether through our website or directly with Lucas, the first thing we do is listen. Not pitch. Not quote. Listen. We want to understand your situation fully before we say anything else. Are you starting fresh? Taking over an unfinished build? Feeling overwhelmed by a previous experience? These questions matter because the answers shape everything that follows. If you have existing plans, engineering drawings, building permits, or correspondence with a previous builder, we'll ask you to share those so we can get the complete picture from the start.
We then prepare a detailed, transparent quotation. And when we say detailed we mean it. Every inclusion and exclusion is itemized clearly, no vague line items, no scope for surprise costs later. Too many Perth homeowners have been burned by quotes that looked reasonable until the invoice arrived. That's not how we work. You'll receive a document you can actually read, understand, and trust.
Every quote is personally priced by Lucas. He doesn't outsource this step because he knows how much getting it right matters from both a cost and a quality perspective. There's often a back-and-forth at this stage adjustments, alternative materials, additional inclusions based on your budget and goals. That negotiation is normal and welcome. We want you to feel completely confident in what you're agreeing to before we go any further.
Once the quote is finalized we move to contract preparation. This document formalizes everything we've discussed timelines, materials, allowances, and payment milestones. For clients who've had difficult experiences with other builders this step carries particular weight. We take our time here because this isn't just paperwork. It's the foundation of a partnership built on trust.
You'll sign your contract with Lucas in person. At a large volume builder you might never meet the person responsible for your home. At Patterson Construction you sit down with Lucas, either at our office or on site and sign together. One of our Journey Coordinators will often attend as well. They'll be your day-to-day point of contact throughout the build and this is usually where you first meet them properly.
Once the contract is signed we handle everything behind the scenes. Arranging all required insurances, applying for building permits, scheduling structural inspections, and if you're taking over an unfinished build, reviewing existing inspections and identifying any compliance gaps. You don't need to manage any of this process, we do it for you and keep you informed at every stage.
